To begin with, most of what is being said about them on some other sites is accurate. I moved my family into one of their North Hills properties in the San Fernando Valley. Two weeks in, they came after me for another months rent. They claimed I moved in on a pro-rate of two weeks. However the original advertisement and my contract said I was paying for a full month. Make a long story short, multiple attempts (phone calls, e-mails, etc.) by me to remedy this were ignored. Three different 3-day notices were giving to me. None of them had the correct amounts on them. Some stated my rent came out to $1200 and all the way down to $1100. My rent is still less then that. There are multiple patches of mold (behind fixtures and in back of cupboards) as well as an actual section of missing flooring that was only carpeted over. They made no effort at repair. They have since filed eviction against me; and I've contacted the appropriate government offices. The Health Department is demanding that they fix the problems in my unit and the open sewer drain that was running off into three different apartments. The Rent Stabilization arm of Housing is sending a letter to the court hearing my case that there are mistakes as to amounts and dates for what they say I owe. They have also fled a complaint on my behalf with Building and Safety Code Enforcement with regards to the 1/4" to 1" gap between my front door and it's frame. I can't get my OLD Mac to work properly with the rating stuff below. Assume I give it a "1" or a"0" in EVERYTHING!
