I went with Irvine Property Management (IPM) based on the A rating they received on BBB. I do not know how BBB does their review process though because this company is the most unprofessional company I have ever dealt with in my entire career. They are completely unprofessional and should not be chosen as a property management company. Seek a different company or do it yourself. That is my advice. Some of my complaints are:
- there were 16 people living at my condo even though the lease was given for 2 people. Did IPM ever check up on this? No. After they were evicted, when I asked IPM about it, did they acknowledge my question? No.
- does IPM answer emails? No. Not if they do not want to. They only answer questions that helps them, like when they want more money from you.
- does IPM have a handyman or cleaning company at a discount rate with the properties they manage? No. In fact, they are on the high side. You can find much cheaper things yourself. After my tenant moved out, they wanted to charge $125.00 to take out 6 bags of trash. They actually wanted to charge $6000 for repairs which is ridiculous.
- when you are not receiving rent, do they still take their cut? Yes. I guess it is in the contract, but it seems a bit unfair to me since they get paid first, then you (assuming your tenant is paying you rent). And when it came to evicting the tenant, they "served the papers wrong" so it took much longer than expected and I went multiple months without rent because of IPM's inefficiency and unprofessionalism.
- my favorite and last straw with IPM was when I asked if there would be any problems visiting the condo on the weekend as I no longer live in the area, they did not respond. Instead, they responded with other emails asking if I could pay them $6000 to start the repairs. I did not want to say yes or no until I visited the property. Seems logical right? Well my family and I drive over 100 miles to get to the property that weekend morning and find that the locks are changed. So when I sent those IMPORTANT emails about visiting the property, they were completely ignored. I tried calling three different "emergency" cell phone lines for IPM to get the lock box combo to get a key, and they did not answer for three hours. Did IPM sound apologetic? No, not at all.
After all the heartache with IPM and how bad the company was, I expected Gary Sully to at least meet me and apologize for their errors when I picked up the paperwork and keys, but as expected from a poorly run company that should go out of business in a few years, he did not. You will most likely regret ever working with this company.
